In the event of any conflict between this advertisement and the provisions of RLP No. 26NAT02, the requirements of this advertisement shall take precedence. The U.S. Government is seeking competitive lease proposals for fully finished, and furnished (optional) administrative office space to support government operations. Location: Philadelphia, PA Delineated Area (see attached map): North: Arch Street South: Walnut Street. East: N 3rd Street (north of Market Street) and S 3rd Street (south of Market Street). West: N 23rd Street (north of Market Street) and S 23rd Street (south of Market Street). Lease Term: 5 year, 3 years firm Amortization Term: 3 years for both Tenant Improvements and Building Specific Amortized Capital. Agency Tenant Improvement Allowance: $70.15 per ABOA SF Building Specific Amortized Capital (BSAC): $12.00 per ABOA SF Occupancy: The Government cannot occupy the premises or commence the lease prior to July 2027 Space Layout: Minimum ABOA SF: 5,200 Maximum ABOA SF: 5,460 Space must be efficiently designed to support the required operations.
