(ABOA): 401,500 ABOA Space Type: Office Parking Spaces (Total): 17 on-site, reserved, structured spaces Parking Spaces (Unreserved): 0 Parking Spaces (Reserved): 17 Full Term: 20 years Firm Term: 20 years Option Term: NA Additional Requirements: At least 80,000 ABOA SF of swing space must be available for occupancy no later than March of 2027. This space must be contiguous and located within the same building as the 365,000 – 401,500 ABOASF total requirement. Space must be contiguous and must be located within a single building in which the federal Government is the sole tenant. A Metrorail Station must be located within 2,640 walk-able linear feet (WLF) from the main entrance of the offered building. Building must meet or have the ability to meet ISC Level IV security requirements, which may necessitate control of all on-site parking. Offered space must be able to accommodate a video wall on the primary entrance level that (i) measures a minimum of 12 feet high and 30 feet wide and (ii) is centrally located within and clearly visible with minimal obstruction from a minimum of 11,894 ABOA SF of office space.
